Fleeting/Random/Thoughts
Re: Fleeting/Random/Thoughts
Well there you go! Might give it a whirl on the weekend when I have to time to stir it every 30/90 minutes for several hours.
TGIF, even if I have to do some work in the morning.

Re: Fleeting/Random/Thoughts
Is this an indication of our lives becoming boring?
I won't deny that for me at the moment... I've spent all my spare time lately trying to sort out $2mil worth of building defects for my body corp... unpaid work and using my own annual leave where I need to take time off to tend to meetings with the Government and original builder. Too many useless owners who only complain at the last minute about a special levy they were asked months in advance for input on.
I'm thoroughly of the belief now that people who don't actively participate on body corp committees ought to be slugged an annual special levy for $5k going into the sinking fund for use on due diligence, structural repairs or scheduled maintenance only. A) it'll deter some people from being lazy and letting others do all the work and B) ensure that there's sufficient money in the sinking fund for when critical issues do arise.

No boredom here...
Disagree. Our body corporate holds all meetings during business hours. I'm in a management role for an organisation that has only two paid employees, and that operates 24 hours/day, 365 days/year. It is not possible for me to be at the body corporate meetings, and being 'lazy' has nothing to do with it.There's at least half a dozen owners in our complex that are retired or do not work, and who have little excuse for not being actively involved. Why should I have to pay more because of my limited availability, and their refusal to hold meetings outside of standard office hours?Mugsy wrote: ↑18 Sep 2019, 09:47I'm thoroughly of the belief now that people who don't actively participate on body corp committees ought to be slugged an annual special levy for $5k going into the sinking fund for use on due diligence, structural repairs or scheduled maintenance only. Will put in a special condition that this special levy only applies to complexes with proven structural damage and is administered by the body corp manager via evidence that committee members are doing what they're suppose to (and audited by the government) else any lazy committee member will incur the levy payment too. The idea is that the extra levy ensures that body corps are adequately funded to undertake due diligence when there's severe damage, as well as repair said damage. People just don't understand how much work it is for body corp committee members when the damage is this bad. I'm spending 3hrs per night on weeknights and half my weekends looking at an issues or government lodgement forms we'd otherwise hire a project manager who gets paid $150k+ to deal with (and they won't look adequately into legal compensation either... something that I'm putting the time into doing and looking to successfully avoid having our body corp to pay too). You wouldn't get a body corp manager to deal with this sort of paperwork as they just don't have the knowledge to get it right, nor do lawyers.
We just slugged owners almost $10k in special levies and look to do it again (or via a strata loan... as some owners are claiming hardship) all because the one person on the committee 3-5yrs ago did a shit job and we still have new committee members crying unfair about special levies. The work needs to be done... else good luck to anyone being able to sell up without a 20% loss... the last two properties (which should be worth $500k) couldn't get a single contract despite listing for $400k... so a $5k special levy earlier on to enable the body corp to tend to issues adequately seems a lot better than a $100k+ loss to me.

Short-staffed at work because of lazy coworkers, some of whom are lying/have lied about injury.
Down to 4 housekeepers to clean the entire hotel. All for the magnificent reward of minimum wage, constant exposure to biohazard and people's germ-coated everything while they're sick... and still being regarded as part-time so we can't accumulate vacation days/PTO.
And there is nothing better, nowhere to move up, in this town unless you're already a millionaire.
I need to get out of here.

Lol Mugsy, every time i read one of your posts about strata etc i just feel more and more like you're doing yourself a massive disservice by playing that game. The whole thing just seems totally retarded and a waste of time.

Re: Fleeting/Random/Thoughts
haha quite a lot my friend. hope you are doing well. I did a race the other day in forza and raced AI you and your lovely other half cherrie in forza7.
just never enough time to put it all down. time for me is the one resource I need more than anything.
I did 8 hot laps with my dad at mallala race course in v8 cars on sunday.
that was fun.
lotsa work finally. its picked up after a very quiet first half of the year. my oldest installer -73 will retire end of this month. so ill have to organise a new person to train up.
my hand still causing me hell grief after my large cut in December. really dropping and fumbling sand being a useless fool with my main hand now.basically hampered learning guitar - I feel im back to early stages again.
lots of requests for mural artworks, but everyone wants insurance. ive got to join a guild with public liability insurance, or self fund it. but then the cost/benefit of it all makes it a labour of love instead of a money making job. oh well.
hope all you lot are doing well.
I got rainbow six siege in the last steam sale too - what a great game!

FUCK! The girlfriend's home has got a water leak now! Leak from the ensuite shower is dripping out onto the ground floor at a light fitting.

Nah, doing anything to it will void the builder's warranty. The plethora of water leaks over the past 12yrs that I've had to deal with have taught me how to deal with them - lol
I'm glad I can laugh at these things... I'd have had 10 heart attacks by now otherwise.
And wasn't having a go at you either mate in case it came off that way. Both my Director and I had a good chuckle at the number of property issues I'm juggling in my spare time... he said I needed to start hiring out my expertise with how to deal with this stuff. I agreed since I need the money to deal with them.
